Anti-Money Laundering Regulations

Should you decide to make an offer on any of our properties, in order to comply with Anti-Money Laundering Regulations AML we will require either certified copies of the documents listed below, or sight of the original documents so that copies may be taken:

Proof of Identity (one of the following):
  • In date passport
  • Resident permit
  • Current UK/EU driving licence
  • Inland Revenue tax notification
  • State pension or benefits letter
           Proof of Address (one of the following):
  • Current local authority bill
  • State pension or benefits letter
  • Local authority rent card or tenancy agreement
  • Mortgage statement
  • Bank, building society or credit union statement or passbook
  • Utility bill
Source and Proof of Funds:
We are required to verify where the purchase funds are coming from and confirm that they are readily available.
  • A bank statement (dated within the last 3 months) showing available cash funds, including any deposit if a mortgage is being used, or written confirmation from a solicitor/accountant confirming availability of funds. If you are using gifted funds, we will require the above documentation from the donor, together with a signed letter confirming the gift.
  • Financial verification where a mortgage is being used, including an Agreement in Principle.
  • If funds are being obtained from the sale of a property, we will require your selling agent’s details.
